SITE WALK NOTES – TUESDAY JUNE 17, 2008
In Attendance: John Quinlan, Annette Immorlica, Dave Hall Jr., chairperson; Chip Spalding, Mark Bolinsky, Victoria Arico, and Jim Bird
Also: Rolf Biggers, Ken Clinton, and Doug Miller
7:00 PM Site Walk at the Mont Vernon Inn
Rolf Biggers stated that the walks would be made of brick or stone.
They will not be adding any asphalt but rather will be removing some.
He wants to keep it country looking.
The front drive will stay.
He expects to talk to the planning board about lighting and parking. Lighting will be understated. He envisions lanterns near entrances.
He will supply the board with info about the census of Country Mansions.
Access to Route 13 will not change. Immorlica said she estimates 100 trips per day.
Biggers will consider a one-way in & out. Clinton will discuss egress and safe site distance with state.
The only sign will be "The Mont Vernon." Biggers doesn't want signage to take away from the country-ness.
Four cars will park on north side with 3 more for the inn.
They met with the fire department and might get rid of a pole to improve access in the back. He might divide the 7-space parking area into 5 and 2, if the fire department wants.
They met with the building inspector.
The well in front is too near the septic for potable use.
The new well is 35 gal/minute and serves 7 units.
Leachfields behind the inn are being redesigned. The State will see them.
Area across from Kennedy's will be natural meadow.
Owners will buy building and get rights to parking and deck. Some decks will be private.
Height will not increase.
Flat-roofed unit will be the most accessible for handicapped resident.
He'd like to arrange to have the back lawn hayed twice a year.
The access onto Old Wilton Road will not be used, except maybe for walking.
The field will be a rolling hayfield with signature trees. "Junk" trees will be removed.
He won't touch the woods bordering down Old Wilton Road.
He plans to complete the main building units first, and then renovate the other structures.
He has some Inn photo albums he would like to talk to the historical society about.
Buildings have to have sprinklers.
They will have new electric and plumbing, and underground wires.
Considering geothermal and energy efficient design.
Square footage varies from 800 to 1700, so prices will vary.
The meeting was adjourned.
Respectfully submitted, Victoria Arico
